How to Make Closing Day a Success

Love Selling Your Home – Week 11

Love Selling Your Home: Minimize Your Stress, Maximize Your Profit

This is the eleventh and final article in my Love Selling Your Home: Minimize Your Stress, Maximize Your Profit series—a step-by-step guide designed to help homeowners successfully sell their homes. Throughout this series, I’ve walked you through every stage of the selling process, from choosing the right real estate professional to preparing for closing day.

Whether you’re selling a home in Grand Blanc, Fenton, Flushing, Davison, Brighton, Howell, Hartland, Milford, Clarkston, Rochester, Lake Orion, Oxford, White Lake, Waterford, Commerce Township, Novi, or anywhere throughout Genesee, Livingston, and Oakland Counties, my goal is to make your home sale as smooth, profitable, and stress-free as possible.

How to make closing day a success

The Big Day Has Arrived!

Closing day is finally here! You’re officially selling your home and handing the keys over to its new owners.

It’s normal to feel a mix of excitement, anticipation, and even a little nostalgia. After all, you’re closing one chapter and beginning another. While closing day is exciting, everyone wants to avoid unexpected delays or last-minute issues that could postpone the transaction.

Fortunately, a little preparation goes a long way.

Here’s what you should do before closing, what to bring with you, and what to expect during the process.

Before Closing: Your Checklist

Before closing day arrives, be sure to complete these important tasks:

  • Complete any repairs that were negotiated as part of your purchase agreement unless the buyer has agreed to complete them after closing.
  • Be prepared to vacate your home according to the terms of your contract. If you’ve arranged to remain in the home after closing, be sure a written post-closing occupancy agreement is in place.
  • Schedule your utility services to be disconnected or transferred effective on your closing date.
  • Cancel your homeowner’s insurance once ownership officially transfers.
  • Cancel or transfer recurring home-related services such as trash collection, alarm monitoring, HOA or condominium fees, lawn care, and similar services.
  • Stop any automatic payments associated with the property so you’re no longer paying expenses after the sale.
  • Confirm your forwarding address with your mortgage lender so any remaining escrow funds can be sent to you after your loan is paid off.

What to Bring to Closing

To help everything go smoothly, don’t forget to bring:

  • A valid government-issued photo ID.
  • All house keys, mailbox keys, garage door openers, gate remotes, security codes, and any other items the new owner will need.
  • A voided check if your title company requires one to electronically transfer your proceeds.

What to Expect at Closing

On closing day, you’ll meet at the title company or closing office along with the buyer, both real estate agents, and any other necessary parties.

During the closing:

  • Ownership of your home is legally transferred to the buyer.
  • Any existing mortgage balances are paid off.
  • Closing documents are reviewed and signed.
  • Sale proceeds are distributed after all expenses have been paid.

If you’re planning to purchase another home using the proceeds from this sale, a smooth closing is especially important to help keep both transactions on schedule.

The title company serves as a neutral third party whose job is to ensure the terms of the purchase agreement are carried out correctly. They coordinate the paperwork, handle the transfer of funds, record the transaction, and make sure everyone—including lenders and other parties—is paid appropriately.

You’ll be signing several documents, so don’t hesitate to ask questions if anything is unclear. It’s important that you’re comfortable with everything before signing.

Congratulations!

You’ve successfully sold your home!

Whether you’re moving across town in Brighton, relocating from Grand Blanc to Milford, downsizing in Fenton, or beginning your next chapter somewhere new, I wish you all the best as you make new memories in your next home.

I hope this 11-part Love Selling Your Home series has given you the knowledge and confidence to navigate the selling process successfully. Selling your home doesn’t have to be overwhelming when you have an experienced local REALTOR® guiding you every step of the way.
